Photographs and Drone Photography

Drone Photography – What is Real Estate Drone Photography?

Historic Central Phoenix Professional PhotosDrone photography is the art of taking high-quality photos and video using unmanned air vehicles, or as they’re more popularly known, drones.

Drones allow professional real estate photographers and Videographers to capture certain angles and views that are otherwise limited by standard cameras. This is the technology I’ll use when selling your home.

Aerial Photos for Selling Historic Homes in PhoenixPhotographers can now shoot up to 400 feet above ground level to produce compelling aerial shots of homes, the local landscape, charming  downtown’s, landmarks, and tracts of lush farmland, just to name a few. Why not show off the architecture of your home with incredible drone pictures?

This new medium creates a better sense of location and culture which buyers love. After all, more than 70% of homebuyers watch video tours according to a joint real estate consumer report from Google and the National Association of Realtors (NAR).

PROFESSIONAL PHOTOGRAPHY AND DRONE PHOTOS FOR YOUR PHOENIX HOME’S REAL ESTATE LISTING

Historic Phoenix Photos for Selling Historic HomesAccording to MLS statistics, homes with aerial images sold 68 percent faster than homes with standard images. Video tours that incorporate drone footage are also a great way to make your property stand out. According to the National Association of REALTORS® (NAR), 73 percent of homeowners say that they are more likely to list with a real estate agent who uses video to market their home; however, only 9 percent of agents create listing videos.

I am one of those! An Australian real estate group reported seeing a 403 percent increase in traffic for listings that included video as compared to listings without.

Visual marketing has proved it’s worth, but the following stats reported by Inc. Magazine are also worth noting since drones can boost your conversion rates in these areas, especially in years to come:

  • By 2018, a whopping 84% of all marketing communications will be visual-based.
  • Almost 80% of all web traffic is expected to be driven purely by video by 2018.
  • Consumers are 85% more likely to purchase a product or service if they watch an accompanying video.
  • Social media video content is 3-times more likely to be shared.
  • Visual social networking giants, Instagram and Pinterest, have grown their user based by 64% and 111% respectively.

This last statistic eludes to the cross-platform marketing power of drone photography, which can have a huge impact on marketing your listing.

Cross-platform and Integrated Marketing

Real estate drone photography and videos can be quickly shared across the following social media marketing channels which I heavily use to promote your home’s listing: Real Estate Professional Photography In Phoenix Arizona

But it’s not just my social media strategy that I use with fresh drone photography. I add your drone video footage and drone photographs, in addition to a full set of other professionally taken photos to the following content marketing communications as well:

  • My Real estate agency blog
  • The Newsletters and other email marketing I use to promote your listing
  • My key Landing pages with the unique web pages I create just for YOUR home
  • The Digital Brochures, flyer’s and reports I create for your listing

More than 90% of actual foot traffic to your home for sale will come from buyers who have first seen your home online.

I can’t tell you how frustrated I get when I see that the bulk of listings on the market have terrible photos! This is just not doing you, the seller, any justice but that’s not just my opinion!

According to a study done by the National Association of Realtors and Redfin, professionally photographed homes tend to sell for more money and sell faster than homes listed with point-and-shoot cameras.

The study also found that homes priced between $200,000 and $1 million sold for an average of $3,400 to $11,200 more than their list prices when professionally photographed than homes with amateur photos. For homes priced between $400,000 and $499,999, the study found that homes professionally photographed sold for $11,200 more! That’s HUGE!

Additionally, researchers tracking the eye movements of subjects who looked at online home listings found that more than 95% of users viewed the first photo, the one that shows the exterior of the home, for a total of 20 seconds.

The study also found that homes that were professionally photographed also tended to sell faster by 21 days. This isn’t small potatoes and what I want for you! Like I always say, I don’t like leaving money on the table, and I won’t for you!

I HIRE PROFESSIONAL PHOTOGRAPHERS TO TAKE PICTURES OF ALL MY LISTINGS

On every home that I represent for sale, my photographers take professional photographs throughout the entire home, property grounds and street shots. Using tripods, they use different lenses and lighting and then process the photos with high technology software. We take shots at various times of day and night in order to capture “twilight” shots in addition to natural light for daytime and evening shots.

I post a TON of super high quality pictures because it’s important and drives more traffic. Additionally, Buyers love it, other agents love it and I guarantee you will love it! Plus, real estate related websites like Realtor.com (for one example) have a higher indexing rate when more pictures are posted. As The Wall Street Journal reports, “… Listings with better photos command higher asking prices…” The only exception is if you’re selling a “fixer-upper.” But even then I provide a lot of pictures to give a true representation of the property for sale.
