Supplements: When referencing the buyer type and number of days listed, agents use the following HomeBuyer Priority Timeline matrix when submitting offers: Calendar Days 1-7: All offers will be rejected. We want REOs to have exposure to the market and potential buyers. The date the property is listed is counted as Day 1. Calendar Days 8-15: PAS will entertain offers from all buyers except buyers purchasing as a secondary residence and investors. Updated Process After the initial listing, continue to use the matrix above when submitting offers. Team Member Portal (TMP) will not allow the submission of an offer which does not follow the guidelines of the above matrix. After a price reduction of any kind has been completed by PAS, regardless of the number of days the property has been listed, use the following HomeBuyer Priority Timeline matrix when submitting offers: Business Days 1-5: PAS will only entertain offers from owner occupants. We want REOs to have exposure to the market and potential buyers. The date the property is reduced is counted as Day 1. Note: During this 5 business day time period, PAS will not entertain offers from the following buyer types: Municipalities Non-profits Investors Second homes Parent(s) buying a home for their child/children, etc. Business Days 6+: PAS will entertain offers from all buyers once any offers received during business days 1-5 have been fully vetted. Unlike the HomeBuyer Priority Timeline used after a listing is completed, the HomeBuyer Priority Timeline used after a reduction is not automated. Agents will need to ensure all offers submitted within 5 business days after a reduction are owner occupant offers only. Owner Occupant Offers An owner occupant offer will be deemed as a superior offer (regardless of finance type) when the net amount is equal to all other buyer type offers such as: Municipalities Non-profits Investors Second homes Parent(s) buying a home for their child/children, etc.
