The large properties (some near 5 acres, but rarely less than half an acre) and the original luxury guest resorts along Camelback Road like the Royal Palms, will give today’s house hunter an idea of Arcadia property values at a glance. This is one of the most desirable and priciest addresses in Phoenix. There are many reasons for that.

Custom-built homes from the 1920’s-1950’s have been maintained and updated over the years. You’d be hard pressed to find a new home built to the same high quality today including the tear downs and new builds popping up everywhere. As a result, the estate homes in the Arcadia Neighborhood can quickly soar to over 3 million and, even in this economy; you’ll have to be quick and aggressive when trying to buy one of these larger homes.  Arcadia’s housing market is definitely an anomaly in the valley of the sun.

The lush, green, mature landscapes of the irrigated Arcadia parcels are not found many places in Phoenix. Remnants of orange and date groves still suggest a hint of “rural” and so do the quiet streets dotted with whatever the architectural style–Ranch, Revival, Pueblo style, or some architectural blend.

Rural feel or not, Arcadia homes are just minutes from shopping and dining at the Biltmore Fashion Park (24th Street & Camelback, Phoenix) or the Scottsdale Fashion Square (Scottsdale Road & Camelback, Scottsdale). A short drive will get you to downtown Phoenix, or Old Town Scottsdale, or to Phoenix Sky Harbor International Airport in about 15 minutes or less.

The schools are some of the best in the state. Homes vary in size but have lots of space, and the large yards have pools and sport courts for active kids. And if you love the Arcadia area but don’t have the budget to support an estate, Arcadia Lite (to the west) offers mid-range prices for charming homes (mostly Ranch-style, built in the 50’s and 60’s). Entry level begins at around $300,000. While you won’t have a lush, green Arcadia estate with acreage, you will still have the Arcadia feel as you meet your neighbors over coffee at the bustling La Grande Orange market or over a glass of wine at the original Postino’s Winebar (40th Street & Campbell). For the coolest brewery in town, hopping over to the original O.H.S.O. is a must. Their outdoor patio is dog friendly and beyond lovely as is their indoor-outdoor bar area.

Arcadia was named a “Best Place to Live” by Money magazine and it’s not hard to figure out why! They quote: “In stark contrast to Ahwatukee’s desert foliage are the lush green lawns of Arcadia, a neighborhood that sits on the Phoenix and Scottsdale city line.  Arcadia is a former orange grove with its own irrigation system, and rows of citrus trees line its blocks of quaint homes built in the 1950’s and 1960’s on large lots.”
