Willo Historic District is a very accessible neighborhood. Its walking and biking distance to an abundance of venues.

The Walk Score is approximately 68-69 and has an impressive Bike Score of 75, making it a designated biker’s paradise.

Nearby locations include The Arizona Science Center, Burton Barr Central Library, Phoenix Theater, Heard Museum and the Phoenix Art Museum. There’s also easy access to the Valley Metro Light Rail for a quick connection to all that downtown and Central Phoenix offers.

Willo Elegance is Pricey

The elegant homes for sale in Willo come at a price. Willo is one of the most, if not the most desired historic districts in Central Phoenix with prices ranging from around $525,000 for entry-level up to $2 million or more for luxury properties. Even the Willo historic fixer-uppers are selling for around $350,000 to $600,000.

There are comparable historic districts in the immediate area that are also worth checking out. The glamorous Encanto-Palmcroft homes and FQ Story historic district neighborhoods will also appeal to the fussiest buyers.

Architecture of Willo Historic District Homes

Architecture of Willo homes is vast. They were built primarily during the first half of the 20th century and now have around 700 distinctive and exclusive homes built between 1920 and 1944.

The Willo Historic District is also one of the largest historic districts with a variety of Bungalow style homes, Tudor Revivals, Dutch Colonials, Spanish Colonials, Pueblo Revivals, American Colonials and Greek Revivals.

The National Register of Historic Places and History

The Willo Historic District was listed on the National Register of Historic Places in 1991. J.P. Holcomb used a Homestead Patent in 1878 to acquire the southern section of Willo Historic District, between Encanto Boulevard and McDowell Road.

Then, in 1886 Holcomb acquired the northern section, which is between Encanto Boulevard and Thomas Road, through a Timber Culture Land Patent. The history of Willo Historic District is as amazing as its homes.

22 Different Subdivisions in Willo

Willo consists of 22 individual subdivisions. Each is different. You can see this in the architecture, landscaping, lot sizes and street styles. This is part of what makes Willo so unique.

In the early 1900s, four different subdivisions were originally platted which accounted for 41 Bungalow Style planned home sites. Willo is now one of downtown Phoenix’s largest historic districts with over 900 homes.
